At Elcon, we believe communication is key. While each project we build is unique, we follow a consistent process that’s designed to provide clarity for our clients and team at all times.

From the outset, our focus is on thoroughly understanding your needs, budget, timeframe and objectives. By ensuring everyone’s on the same page about the desired outcome, we can effectively project manage your development project and deliver an on-time, on-budget result that exceeds your expectations.

Consultation
Process

1. Project scoping

Our first step is to meet with you to understand exactly what you’re looking to achieve, your budget, desired completion date and any constraints. Once these aspects are confirmed, we’ll provide a comprehensive project assessment and quotation. Upon approval of our quote, we’ll finalise your paperwork and start to prepare the build contract.

2. Fixtures, fittings and finishes

With the high-level aspects agreed, our interior design team will work with you to select colours, fixtures, fittings and finishes for your new property.

3. Contract

At this stage, we’ll confirm the total cost of your build project and provide you with a final contract. Once it’s signed, we’ll lodge an application for home warranty insurance and your building permit.

Construction
Process

1.Kick-off stage

We’ll sit down with you and run through the personalised construction program for your new property. This meeting is an opportunity for you to ask any questions you may have about our planned approach and what to expect at each stage.

2. Slab stage

Laying the foundation is the first major milestone of your new build once the site has been cleared and levelled.

3. Frame stage

Once the slab has been poured, our team will make a start on your property’s framing. A building surveyor will visit the site to inspect the frame and roof trusses and certify that work has been completed to the required standard.

4. Lock up stage

Your roof, external walls, windows and doors will be installed, and the plumbing rough-in completed.

5. Fix stage

This is when internal works including your electrical, heating and cooling, insulation and plastering are completed. Internal doors are hung, architraves and skirting, staircases and joinery are also installed.

6. Practical completion stage

The property is effectively ready to move in to. All painting and detailing is complete, floor coverings (carpet, tiles and floorboards) are installed, and your project’s specifications and statutory requirements have been met.

7. Handover stage

Once your construction program is complete, we’ll invite you to a pre-handover meeting on site. This is an opportunity for you to raise any concerns so that they can be addressed prior to official handover. Although this is the final stage, we’re committed to working with you to ensure you’re delighted with the result for as long as you own the property. We offer twelve-month maintenance inspections and a 10-year structural warranty on our projects as standard.
